Project Overview
Coyote House and La Melba were designed for Property Solutions Pty Ltd. This company had acquired the land parcels, partly freehold and partly leasehold, for the purpose of undertaking small-scale commercial development. The site, situated in a significant heritage precinct in South Brisbane, presented considerable development constraints.
The two buildings were constricted on freehold land. The viaduct undercroft is used for parking and service areas, albeit with height restrictions.
The planning and design process has resulted in an intelligent use of blighted land. Particular care was taken to ensure that the buildings enhanced their locality and paid respect to significant existing buildings such as the Terminus Hotel and Ng House. Streetscape integration was a priority.
Apart from the Melbourne Street frontage, the site also adjoins Fish Lane. Building design consequently reflects this as does the urban detailing used in fencing, gates and edge treatments.
The whole development results in a continuous urban precinct linking existing buildings and roadways.
The project received the RAIA Queensland Regional Commendation in 2000.
