Long Bay Forensic & Prison Hospitals

Project Overview
This project is a Codd Stenders & Health Projects International Joint Venture.

New 85 bed prison hospital and 135 bed forensic hospital on two separate sites; accommodating rehabilitation, medical, surgical and long-stay facilities. Development included a recreation centre, visitors building and administration and a separate headquarters of Justice Health NSW.

A benchmark facility for Prison Hospitals in NSW and for the mentally disturbed patients who must be incarcerated for their own and the public safety and security.

Significant Problems Overcome and Value Added
Value management by architectural re-design of original bid project. During the Preferred Bid period we produced a new masterplan amalgamating two residential units. This enabled the contractor to avoid staging and reduced the project cost by approx. $10M. Forensic Hospital – created a non-threatening environment in the living units – secure but normalised. Recommended roofing material that achieved 25 year guarantee period (without intermittent roof replacement) demanded by client. Site had substantial contamination – particularly asbestos – uncompacted fill. Low lying areas of site had overland flow and retention basin issues.

Projects
