Project Overview
This is a boutique office development in Spring Hill, Brisbane. Following the required BCC footpath widenings and corner truncation, the development site was reduced to 200m². The tight and efficient planning solution minimises service element areas, but still provides effective vertical circulation, fire escape and building services.
The development yields:
- a substructure entry level with five direct access secure parking spaces
- 2 levels of offices with 172 m² of usable space including roofed and screened balconies
- a three bedroom penthouse and outdoor areas at topmost level
Locational, energy efficiency and use-flexibility considerations have shaped the design. The long side of the building along the Bowen Street frontage faces west. It is furnished with heat and glare control elements in the form of operable rolling shutters spaced off the glass areas and solid, operable banks of screen louvres to the outdoor areas.
